Objective
Coordinates and supervises activities to ensure all facilities are maintained, repaired and in compliance with regulations
Description
Oversees and performs routine maintenance for all assigned properties: Tyler, Athens, and leased properties.
Ensures assigned locations are in compliance with OSHA standards.
Hires, trains, supervises and evaluates performance of kitchen staff.
Develops and implements a system for maintenance, inspection, fueling and cleanliness of all agency vehicles.
Responds to emergencies at all Agency-owned properties within a reasonable time frame as needed.
Supervises the resolution of all emergencies at Agency-owned properties and assists as reasonable in maintenance needs and emergencies at leased properties.
Maintains roster of technicians and service companies needed to ensure smooth operation of agency facilities and equipment including building, flooring, plumbing, electrical, security, all outdoor areas, furniture and HVAC.
Plans and coordinates a system for responding to on-call emergencies, including alarm calls, 24 hours a day, 7 days a week.
Ensures facilities staff and key employees be trained on all aspects of the security systems and fire alarm systems at all agency sites.
Maintains and updates shelter security systems and fire systems and make recommendations for changes and improvements.
Supervises ordering, storage and inventory of all maintenance supplies and equipment.
Solicits and obtains bids on behalf of the agency; purchases items once bids are approved by supervisor.
Develops and implements inventory and loss prevention system for household supplies, linens, and client personal care items.
Oversees grounds maintenance at all facilities through either outside contract or by maintenance staff.
Prepares and implements a servicing plan for floor cleaning at all agency sites.
Ensures that all needed supplies, tools, equipment and automobiles are appropriately inventoried and maintained.
Schedules all facility reviews for inspection from outside sources such as OSHA, fire sprinkler systems, all HVAC annual servicing.
Required to submit timely and accurate reports.
Ensures all storage areas for shelter programs and transitional living facilities are in compliance with OSHA standards.
Participates in and assists in implementation of all facility aspects of the agency risk management plan.
Develops and supervises a record keeping system for maintenance, inspection, fueling and cleanliness of all agency vehicles.
Coordinates and assists with donation transfers to appropriate sites as needed.
Ensures maintenance of transportation log for all agency vehicles.
Submits all reports on time and in an accurate manner.
Other duties as assigned.
Supervision
Under the direct supervision of the Director of Operations or the Executive Director.
Qualifications
High school diploma required; some college or degree preferred. Must have a minimum of two years supervisory experience, preferably in a residential or similar setting and have worked in a maintenance capacity.
Must be familiar with ADA, OSHA, communicable disease abatement practices and other facility specific requirements. Must have basic knowledge of plumbing, commercial kitchen equipment, HVAC systems, fire suppressing systems, burglar and fire alarm operation and must have the ability to read blueprints. Respect for confidential practices is essential. Need familiarity with equipment associated with an institutional facility with the ability to troubleshoot potential breakdowns. Must be able to bend and lift 50 pounds with ease. Must to be able to respond to emergencies in a timely fashion.

Ability to problem solve, work independently and to provide positive leadership to staff, residents and community resources.
Possess good verbal and written communications skills.
Ability to project a positive, enthusiastic and confident image with good interpersonal skills.
Able to perform some maintenance repairs as needed.
Ability to handle heavy shopping, cooking, cleaning and lifting when needed to assist team members.
Working knowledge of grant management preferred.
Computer experience helpful, including knowledge of MS Word, Excel and Outlook.
Schedule
Full Time, Monday – Friday.
Additional hours as requested for special events and operational emergencies.
